Tips for Hiring Builder

Hiring a builder is not a decision you should take lightly, after all this home builder will be responsible for making your custom home a reality.

In order to ensure the best results we urge that you follow our tips:

1. Get examples of the home builders work, make sure that he has experience in building homes of a similar size and scope to your project. Ask for interior and exterior photos as well as addresses of homes recently completed.

2. Get references!! Find out from those who have worked with the home builder what the process was like, and the quality of the end product.

3. Ask questions to ensure that the home builder uses only the highest level of professionalism in all his dealings.

4. Get a copy of licenses, insurance, bonding and make sure that there are no pending legal claims on the home builder.

5. Make sure the home builder will be your partner through the entire process. If you can't imagine working with this person on a long term basis hire someone else. Personality can be key. You will be dealing with the home builder on a frequent basis and thus, it is critical that they are easy to work with.

6. Find out if the home builder has a good relationship with his team, if he doesn't this could mean trouble for you.

7. You want to hire a home builder that listens to you and that walks you through the entire process.

8. Part of the critical role of the home builder is to provide an expert opinion. If he won't be confident telling you no or providing an opinion as needed, you might not get the end result you are looking for.

9. If you are going to bid out your custom home project don't just go with the lowest bid. Find out why one builder had a bid lower than the others. Low bids can mean low quality materials and costly change orders. When building a custom home remember that experience, and quality materials are critical. What may seem to be a savings might end up costing more.

10. Make sure you have a dependable point of contact, while at first you may meet with the principles often times they wont be the ones to deal with the daily tasks. Find out who will be your point of contact through out the project and if they will be available to answer calls as needed. Our belief is that you should always have the president or another principle as your immediate point of contact.

11. Find out if there will be a project manager dedicated to the construction of your custom home. Make sure that contractors aren't left without direction on the job site.
